Little Cottage is a delightful, well-appointed, pretty thatch and partly cob, ground floor one-bedroom cottage quietly situated on a private forest track inside the New Forest National Park in the hamlet of Tiptoe. Originally built around 200 years ago as outbuildings, stables and pigsty, Little Cottage was completely renovated in 2013 - with new thatch, all new fittings and gas central heating throughout.  An old, low stable-door has been retained which leads to a sun-trap south and west facing courtyard. Located in the south of the National Park, Tiptoe is close to New Milton and Sway - a good base for exploring both the south coast and the New Forest. 

One step up to: double door entrance into attractive lounge.
Lounge with 40" Smart LED TV, Blu-ray and DVD player, CD player/radio with iPod docking  station, Wi-Fi, phone, reclining chairs, desk and a gas log-effect stove. On one side there is one step down to a dining area with a table and seating for up to four.
Kitchen with fitted gas hob with extractor, electric fan oven, plinth heater, fridge/freezer, microwave, contact grill, toaster, coffee-maker, radio and new washing machine and dishwasher. Tea towels provided.
Bedroom with king size bed (5ft), TV with DVD player, and views over the private garden.
Bathroom with bath and shower over, hand basin, WC, radio and towel-rail radiator.

A large, private and dog-friendly garden, overseen by an impressive forest oak tree, is laid to lawn and borders with brick-built barbecue and garden furniture. Adjacent garage with space to leave bicycles and containing an extensive collection of garden furniture. Separate private south and west facing courtyard with garden furniture.

Tiptoe is a small village in the south west corner of the New Forest, well-placed for enjoying the very best of the National Park, with easy access to rural footpaths and cycle trails and also the train line at the neighbouring village of Sway, connecting you to other must-visit towns in the area, such as Brockenhurst and Bournemouth.  Its proximity to Lymington and New Milton ensures that days at the seaside will also feature highly on your Tiptoe holiday schedule.

Tiptoe is home to a great village pub, The Plough Inn, which serves sumptuous, home cooked traditional meals, and has a large beer garden to make the most of sunny days.

If you’re looking for a quiet, picturesque spot where you can escape from the hustle and bustle of daily life, yet easily pop into nearby villages and towns for a wide range of interesting shops, cafes and restaurants, then a holiday in Tiptoe is for you. A pleasant treat and good value for those on a budget. The staff were friendly and accommodating for those with food intolerances and happily moved the menu around to match suitability. There is a petrol station next door reasonably priced so that you can fill up ready for the next adventure.

Barton on Sea

A stony beach with sandy areas as the tide goes out, and a great spot to do some fossil hunting. The cliffs are subject to considerable coastal erosion and at times parts of the beach can be cordoned off. The Beachcomber Café on the cliff top is one of the most popular cafés in the region. Plenty of parking in car parks along the cliff top as well as on-road parking.

Highcliffe Beach

Highcliffe beach, beneath the popular Cliffhanger Restaurant is a part sandy, part pebble beach. The beach has sloping access as well as steps down to the shore from the pay and display clifftop car park. To the east, Highcliffe beach towards Barton on Sea is a part sandy beach at the foot of the second most eroded cliff in England. This side of the beach is dog-friendly all year. However do check the tide times as high tide can make it difficult to walk along the beach.

To the west towards Highcliffe Castle beach, the promenade leads across the top of the small beaches inbetween the groynes with views across Christchurch Bay and Hengistbury Head. Groynes 4-8 have dog restrictions as does the promenade during the summer months, May-September.

A picturesque, tree-lined beach of shingle, and sand at low tide. Good facilities on the cliff top including an excellent tea room, public toilets, baby change and a children’s play area in the Castle gardens. Plenty of parking and sloping access down to the beach. Highcliffe Castle beach is dog-friendly all year round.

Milford on Sea

A beautiful shingle beach with pretty painted beach huts, plenty of parking, and excellent coastal walks along Hurst spit to Hurst Castle with clear views of the Isle of Wight and needles. The superb Raft Rocks Restaurant is worth a visit with its Art deco style and roof terrace. You can also walk across the wildlife marshes to Keyhaven harbour and (in season) take the boat to Hurst Castle or the Isle of Wight.

Milford on Sea is a very quintessential English village which has retained all its charm. The seafront is a delight to stroll along and The Needles Eye Cafe produces lovely coffee and lunches which is well worth a visit. A walk around Sturt Pond is also enjoyable and through to the village.

Due to my husband breaking his leg we hired a mobility scooter for our holiday. It was a joy to ride along the front at Milford. Wonderful views of The Needles and lots of benches along the way too. Great access from the car parks. Would be great if the short path from Milford to Keyhaven could be the same good surface. We felt the rough stones would be too hard to ride on.

Avon Beach

A family friendly beach close to Mudeford and Christchurch Harbour with plenty to do for all.  For those with disabilities or small children there is a beach level carpark, and to keep everyone safe there is a designated bathing area and a seperate area allocated for watersports, all overseen by lifeguards in the summer months.  This pretty sand and shingle beach is backed by trees and countryside and if you fancy some fresh local seafood or simply a coffee, ice cream or a cold drink, the beach is home to the excellent Noisy Lobster, serving breakfast, lunch and supper all year round.

Nice beach with good facilities

Beautiful beach, lots of sand for youngsters- definitely been high on our favourites list, for more than 30 years and still is now the 'children' are nearly 30! - well worth the drive from New Forest. The Noisy Lobster is great and now has an 'outdoor upstairs' too. The Beach Cafe, half-way along, is excellent too- used to do very good carrot cake! The connecting beach towards Steamer Point is dog-friendly all year which is a bonus. Walking to the quay end, you can catch the ferry to Hengistbury Head which is beautiful beach too and often quieter (top favourite!) Even this last week (JULY 2021) the 'kids' wanted to crab-fish from Mudeford Quay!!

This was our second visit to Little Cottage. When you go back to somewhere exceptional there is always that niggle of doubt and apprehension. No need to worry, it was still fantastic and we had a lovely week. The addition of a dedicated socket to enable us to charge our EV was the icing on the cake and reasonably priced too. What a stunning, comfortable cottage. There is everything we need for a self catering holiday. We have enjoyed a glass of wine in the late afternoon sun, in the courtyard. Thank you Stephen for all the lovely goodies you have left, we enjoyed the local produce and went out and bought more especially at Danestream. The Tuesday fish take-a-way is brilliant too. The parking clock has seen much use – We've visited Lymington, Exbury Gardens, Beaulieu, Christchurch, Milford & Barton on sea, but today was the best. We used the Mudeford ferry and then walked up Hengistbury Head. The views were amazing 360o. Mudeford beach (and huts) are lovely as well. We have loved exploring this part of England, as it was new to us. God save the King - long may he reign

This is our second visit to The Little Cottage. Stephen is a fantastic host communication is fantastic, the Cottage is a little gem and is very well equipped with everything you need, the roses smelt gorgeous when we arrived, the food hamper was excellent and the Stars hamper is a really nice addition (recommend the bath foam). The weather has been fantastic so have spent most of our time enjoying the sun in the garden and watching the wildlife. A totally relaxing week for us both. Loved watering the pots too. Thank you ! :-) There is so much that can be said about this little treasure and one has a feeling it won’t be enough. Stephen's communication prior to our stay was excellent! I was surprised how much information came via email. The number of details showed us how much this place is cared for and the customers that are visiting. We fell in love with this cottage straight away. Stephen managed to get a variety of bread for us as well as fresh milk, eggs, bacon, butter, fruits etc. We had brought some bits and pieces with us, but everything was here, EVERYTHING! We have never been to a place such as this and it will be our top place to stay. Every little thing makes you feel appreciated and welcomed here. Stephen is a very nice owner to talk to, has a lot of advice and recommendation for things to do & places to go to. Our dog enjoyed himself very much in here and that's a big plus!

There is so much that can be said about this beautiful little gem. This cottage is just a top in everything. Very well equipped, nice quiet setting, little secluded garden, beautiful nature, etc... Stephen, the owner gave us so many recommendations and tips where to go and what to see. A local farm shop has delicious sausages and meat, plenty of local food. Fish and shellfish shop has beautiful fish so you have to get some. This place is just a slow pace haven which you would not want to leave. Trust me. ??? Definitely worth the money and definitely would like to come again. By the way, your dog/s will be so happy there too. ?

This is a wonderful cottage, tucked away down a lane. Everything there that we would need and impressed with the variety of items in the fridge, left for our enjoyment. A very comfortable cottage and the owner, Stephen, was very helpful and there if needed. A very well equipped cottage and we hope to return there again. Although this was a December break for us, the weather was perfect for walking locally around the cottage and warm enough to enjoy the well proportioned garden.

We also recommend walks local to the cottage.

Being perfectly honest, when I was looking for a holiday cottage I picked Little Cottage because I’d always wanted to stay in a thatched cottage but having just returned from our weeks stay all I can say is WOW. I could wax lyrical about Little Cottage but you might get bored of reading, I’m no author and I don’t think I could describe fully how much effort Stephen has put into making sure that everything and anything you could possibly need for your stay was there and that included the dog! Suffice it to say that, in our opinion, Little Cottage is a credit to it’s owners, fully deserves it’s 5 star rating and we count ourselves fortunate that we were lucky enough to get a cancellation for the Easter weekend. We would have no hesitation in telling you to grab the opportunity if you get the chance – it was absolutely fantastic. Thank You Stephen for a wonderful experience

The cottage was excellent. Stephen’s thoughtfulness and attention to detail is second to none. Each room was meticulously planned and resourced. As a cook it was a welcome surprise to get decent knives and a good sharpener. We loved the welcome touches; the personalised treats for Florence the greyhound and a whole array of lactose free goodies for us. Stephen also kindly researched excursions and dog friendly places to eat that catered for my lactose intolerance. Complimentary with the obvious care and attention, our hosts were unobtrusive and the Cottage feels private and peaceful. It’s a gem of a place, roomy enough for two but cosy nonetheless. We loved it. The bed particularly was extremely comfortable. The location is also perfect. Right near some of the most beautiful parts of the forest. We loved Horseshoe Bottom and the areas south and east of Sway. Genuinely can’t recommend Little Cottage highly enough.

This was our second stay at Little Cottage and although these visits were three years apart the 5 star standard has been maintained and continually improved over the years. Stephen is justifiably proud of his cottage which is without doubt the best equipped holiday let we’ve ever rented. The standard of fittings, fixtures and equipment is second to none and the welcome pack of groceries will keep you fed for a day or so. Stephen’s administration ensures that you will receive a thorough introduction to the property and surrounding area, nothing is left to chance, an exceptional experience!

Little Cottage is an absolute gem & we are delighted to have discovered it. It met and far exceeded our expectations in terms of comfort & amenities provided. The owner Stephen met us on arrival & offered a guided tour of the property which was gratefully accepted - it saved us having to try to work out the central heating controls etc! The kitchen was kitted out with everything you could require, even down to fresh herbs growing outside in the courtyard. Stephen had also provided some fresh foodstuffs to get us started which were most welcome after our long, long drive down the country. The enclosed garden was lovely and the courtyard was a delight. This was our first foray into the New Forest area and hopefully it won't be the last. Should we venture that way again then we will most certainly look to stay at Little Cottage. A real home from home.

This was our second stay at Little Cottage as it was so good last year. Stephen is an absolute dream as he thinks of everything you could possibly need. He had also researched and planned some walks for us that we hadn't managed to do last year; going above and beyond and exceeding our expectations. We could not have felt more welcome on our return visit. The cottage is beautiful and Stephen keeps it to an incredibly high standard. When we arrived Stephen was there to welcome us & give a comprehensive demonstration of the property & all the equipment which we found very helpful. There were also kind little touches like a special bag of doggie treats with the dogs name, in particular the the bone. Also welcoming items to greet us such as local produce, coffee, instant & machine & even chocolate biscuits. There was also a baskets of gifts to choose from. The location was ideal for travelling around the area because we could avoid most of the traffic hotspots. Stephen was very helpful with local information & when we told him we were travelling to the Isle of Wight he even provided some brochures for us. The garden was perfect for the dog & relaxing with plenty of chairs & loungers, unfortunately due to the weather we didn't make full use of it. I can thoroughly recommend Little Cottage & wouldn't hesitate to book again if we come to the New Forest.

We have just spent our 6th stay in Little cottage. For more than 40 years we have stayed in holiday cottages all over Great Britain if there is a better holiday cottage or a better host than Stephen we have yet to find them but will keep on looking. Need we say more in order to relate our opinion of this cottage. There is little doubt that we shall be back again next year.

The owner, Stephen, went out of his way to make us feel welcome. There was artisan bread and local butter waiting for us, as well as lots of extra goodies in the fridge, such as strawberries and ice cream, and even treats for the dog. The cottage was delightful, and the enclosed garden made it ideal for the dog. It was only minutes from plenty of walks with panoramic views over the New Forest, and only a short drive from the coast. It is ideal dog-walking country, with plenty of dog-friendly pubs, and is certainly a place we would love to return to.

Little Cottage is a piece of heaven on earth. We had a fantastic week - especially enjoying the beautiful, peaceful garden and listening to birdsong. This is a wonderful place to stay - it is immaculate, comfortable and has everything you could possibly wish for. Everything was first class, from the property itself, furnishing, welcome pack, including the gifts to us! The garden was ideal for our little dog, and the cottage situation was great for exploring the area, which we did at great lengths, including visiting two National Trust properties, as we are members. Stephen recommended the local farm shop, where we bought wonderful steaks and other local produce. We ate out only once at a local pub, which didn't impress me much, and other times we ate out lunchtime, wherever we happened to be. Other than that, my wife cooked in the evening (steaks twice) which suited us well, including wine, as I did not have to drive home. Stephen was great, his knowledge on the area, and other matters was superb. We had a great laugh together, and was sorry to part. My jokes wore him out once he had stopped laughing, but we all felt like old friends, and will hopefully see him again next year, as there are still several places to visit. The weather was very good, which enhanced our visit Overall, we would award our visit 10/10

Everything about Little Cottage was excellent. We cannot fault the attention to detail and first class service from Mr Stephen Tarling. We cannot fault the standard of everything in the cottage - decor, facilities, welcome goodies, guides to the property and the New Forest area, dog treats, the gift hamper, etc., etc. The loan of the local O.S. map was very much appreciated as well as an excellent selection of local books (guides and history). The garden and courtyard gave ample private space with plenty of chairs and tables to choose from. Tiptoe village is quiet and pleasant with new nearby green managed by volunteers to a high standard which is a credit to everyone involved, as well as a network of lanes to explore from the cottage. Little Cottage is a treat to real treat to stay in.

A great base for both the forest and the coast. Little Cottage is a very warm and cosy cottage. The bed was extremely comfortable and the electric blanket a delight. Stephens collection of cd's dvd 's and a library of books are superb and the TV and cd player are great for relaxing with at the end of a busy day. The coast has many lovely towns to visit and a visit to Lymington market on Saturday morning is a must. Beaulieu icecream parlour sells beautiful icecream and a visit and a walk through the streets a great treat. A great week in the forest in a lovely cottage . Thank you

This was our first stay at Little Cottage and we loved it. The cottage is cosy and warm with everything you need plus plenty more. Stephen had thought of everything to make our stay as enjoyable as possible with food in the fridge and vases of fresh flowers to welcome us. Even our little dog had treats and a chocolate lollipop waiting for him! All the rooms were of a very high standard with everything spotlessly clean and tidy. Another extra that we found very useful was the parking clock which we displayed on the car dashboard to get three hours free parking in the New Forest Council car parks. The cottage is situated in an ideal spot for visiting both the forest and the coast and we hope to return again next year.

Little Cottage - Big Holiday Experience! A truly wonderful cottage in a quiet and peaceful area. It had absolutely everything and more that we need in a holiday cottage; enclosed garden for our dog, comfortable bed, not just clean but pristine, great TV and wifi, lovely bathroom and shower. Everything we needed in the kitchen - great cooker, big fridge/freezer and dishwasher as well as lovely crockery and other items to make it feel home from home. The owner, Stephen, thinks of everything to ensure you enjoy your holiday and makes you feel really welcome. There are lots of lovely treats and surprises too - like ice-creams in the freezer, fresh bread, bacon and eggs etc in the fridge. Stephen is a very generous and thoughtful host - ensuring we had accurate directions and was on hand if we had any problems. Our dog gives this cottage "5 bones" - especially as he was provided with his own dog biscuits with his name on them! Just wonderful and we will definitely be going to Little Cottage again!

Delighted with our week's stay. A very warm comfortable billet despite the cold weather. Slept very well all week. Cottage has everything one could wish for and more besides. The gluten free goodies were much appreciated- Thank you Stephen. Had an excellent meal at the Silver Hind in Sway and Rosie Lea in Brockenhurst provides a choice of homemade gluten free scones. Certainly hope to return in 2017. Very impressed.

This was our fourth visit to Little Cottage and we loved it just as much as we have before; the forest is stunning in the Autumn and because it only takes a few minutes to walk to the open heath with the dog, we enjoyed several misty morning walks in the sunshine. The cottage itself was beautiful, as ever, and Stephen has continued to make sure it enjoys every creature comfort imaginable (for those of us with two legs and four). Our only problem with Little Cottage is leaving it at the end of the week; it feels so much like home!

Little Cottage is absolutely beautiful. We rebooked immediately to return for another week next year! Stephen was so wonderful and made us feel welcome right from the start giving us a tour of the cottage and information about the local area which is all available to hand in the cottage. We found it very central for visits to Brownsea Island and the Mary Rose in Portsmouth. The Hawk Conservancy near Andover is also worth a visit. My partner and I spent a long weekend at Little Cottage with our dog and we had the most amazing time in beautiful and peaceful surroundings. Stephen was extremely helpful and made us feel so welcome. He supplied us with valuable information and advice about the New Forest, where to go and where to eat and find vegan food. Soya milk and other treats in the fridge, local hand-made treats for Briany... we were blown away! Stephen's customer service is second to none. Little Cottage is so cosy and all equipped with everything you need. It was so lovely to come back to such comfort after our winter walks in the forest. A home from home. And much more comfortable than our home! Would deserve 6 stars! Highly recommended.

We were charmed by Little Cottage, which is as near perfection as one could wish for in a holiday cottage. True, we were blessed with a week of glorious early Autumn weather, but even had it rained we would have enjoyed the peace and quiet of the cottage.Full marks to Stephen for making Little Cottage a veritable home from home. The two local pubs, The Plough and the Hare and Hounds were very welcoming and dog friendly and served nice meals. My husband and I had a lovely 3 night break at Little Cottage. We came planning to have some lovely walks with our dog, rest and relax and we did just that in a lovely cottage. Some very nice surprises/ nice touches in the cottage which were greatly appreciated (thank you Stephen). We found the location fantastic for dog walks! Would come back again!

We were lucky enough to spend a week at Little Cottage early in November 2015 along with our fifteen month old son. The property itself is very comfortable and exceptionally well appointed - we couldn't have wanted for anything, including a set of supplies for Saturday's breakfast to get us going: what a lovely surprise! Our host, Stephen, couldn't have helped us more, but wasn't intrusive in any way. After a thorough tour of the cottage's facilities on arrival, all other interaction was conducted via e-mail, where he was kind enough to pick up on our interest in visiting local markets and sent us a detailed report on which ones were on where and when. When we were struggling to find a local play area for our son he also came up trumps. The cottage itself is minutes from the open forest but also well located for local pubs, restaurants (The Mill at Gordleton was fabulous), and - of course - the coast. I arrived in Little Cottage very stressed from work, and left completely relaxed with a smile on my face. I couldn't recommend it more highly and we wouldn't hesitate to return. Matt, Bev and Tommy

Another stay in this lovely cottage. Nothing else needed but clothes as first Mornings breakfast supplied by Stephen & an excellent farm / local shop for remaining Weeks food. Information galore if you want to eat out but all equipment supplied to cook in cottage. Comfortable seating in the garden if like us you had sunny days to be able to eat outside whilst listening to the birds. Our elderly dog Prince is made very welcome by the owner so Prince now thinks Little Cottage is his 2nd home !

Our first visit , Stephen welcomed us and gave us a very interesting tour of this lovely cottage, the vases of roses , strawberries fresh bread and other produce to tide us over were very welcome indeed,we had a lovely week there ,and would highly recommend it , we hope we shall return in the near future

This was our third visit to Little Cottage and it was just as delightful as it has previously been. Stephen has continued to add even more luxury (if my own home was half as well appointed I would be in heaven!) and we particularly enjoyed the espresso machine and heated blankets! Despite the wild weather, the wonderful thatch kept us sheltered and comfortable and we even managed to find new places to run with the dog. If you are thinking of staying in the New Forest, you could not want for more.

This was our second visit to the cottage as we loved it so much last time. Everything about it is perfect. It has the charm of an old cottage with all the modern luxuries you could wish for and more! Stephen has thought of everything and ensures your stay from beginning to end is perfect. To sum it up, peaceful, charming, luxurious, unique, picturesque, cosy, and with access to so many beautiful walks and places to visit. We had a wonderful week. All the information you could ever need about the area was to hand - Dogs walks, dog friendly pubs, local shops etc etc. The cottage is a true gem and truly exceptional - you will want for nothing! Stephen even provided a welcome package to sample for goods from local shops, including lovely New Forest ice cream!

Excellent,well equipped cottage with easy access to New Forest and Hampshire coast.Very well supported by Stephen with local information and recommendations. Good local pubs. Can thoroughly recommend and will be going again.

Without a doubt this is the most comfortable cottage we have stayed in. My daughter and her partner stayed for the weekend and we took the cottage over for the midweek. It is so well appointed, everything has been thought of. Stephen is very welcoming. Charlotte took their dogs and Stephen provided treats and a dog toy for them. Had a lovely day at Bucklers Hard. Exbury Gardens also recommended. Very good meals at 'The Plough' and 'Hare and Hounds'. We all enjoyed our stay here - Steve

We have had the most super week Stephen staying in your most delightful Little Cottage, warm, cosy and comfortable, and you have thought of everything, we wanted for nothing, it really was home fro home. Superb walks Winston, ( our border collie) was in his element!!. Excellent pubs H

Pure serendipity! We have been visting cottages for 14 years; unequivocally this is the best. Thank you Stephen, for your attention to detail, and more imortantly your WELCOME, bacon, eggs etc., and nothing is too much trouble - very much appreciated. We are really looking forward to Little Cottage next May it is idyllic.

This is our second visit to Little Cottage and it has been wonderful. We have now visited in autumn and summer and the welcome from Stephen was equally warm! Thank you. The cottage was warm and cosy last October and beautifully cool in July. A fantastic place to stay, which we will continue to recommend. We had some lovely meals this week and would advise anyone to try 'La Perle' or 'Verveine' in Milford on Sea. 'The Mill at Gordleton' is also a lovely setting and the meal was good but the two in Milford were much more impressive. Thanks again Stephen for a great week (especially your help with our 'little guy'). Little Cottage is one of our favourite places in the world and Luka most certainly agrees too.

I can only endorse all the good things said about this cottage - it is fabulous. This is our second visit to the cottage and before we left we have booked it again for next year - need I say more. . If you like walking some great walks described in the new book of 30 walks in the New Forest, and if you like fish and chips try the shop on the green @ Milford on Sea. If you are looking for a cottage for two in the New Forest look no further and if you can get booked you will not be disappointed

"Little Cottage" hat 5 Sterne, doch es verdient einen sechsten - und der gebuehrt Stephen, dem perfekten Vermieter, dem kein Aufwand zu gross und keine Frage zuviel ist. Wir haben schon verschiedene Ferienhaeuser in Europa gebucht, ober nur wenige davon erreichen der Standard von "Little Cottage". Dafuer vielen Dank, Stephen! Die grandiose Landschaft, das milde Wetter, und das schlafende Pferd unmittelbar am Eingang der Lloyds Bank in Brockenhurst - das sind nur einige von zahlreichen Eindruecken, die lebendig werden. Auch wir wollen wiederkommen.

I couldn't believe we could stay in such splendour as Little Cottage with our dog. This cottage is exceptional & hand over from Stephen the owner was detailed / informative so we did not spend first few days trying to find things. My one regret is this cottage is so popular we would be unable to book odd weekends at short notice.
