In the heart of Cornwall, Dippers is nestled in a tranquil woodland setting on the banks of the River Par in the historic World Heritage site of the Luxulyan Valley, and yet only 10 minutes from Cornwall's south coast, an area of sandy coves and bays, fishing villages, historic harbours and sub-tropical gardens. 

Luxulyan village is 1.5 miles from Dippers with a local shop, church and pub. Enjoy some wonderful walks direct from the door of Dippers through the leafy Luxulyan Valley (an Area of Outstanding Natural Beauty), stumble across some of Cornwall's mining heritage, visit The Saints Way and enjoy what nature has to offer in this magical valley.  

Fowey, Charlestown, Lostwithiel and St Austell are 15 minutes from Dippers where you will find a variety of shops, cafes, pubs and restaurants. The famous Eden Project and its sister, The Lost Gardens of Heligan, are 1.5 miles and 11.5 miles, respectively. There are several beaches to choose from in St Austell Bay including Porthpean, Carlyon, Par and Polkerris.
The North coast beaches of Polzeath, Daymer Bay and Rock, with Port Isaac, home to Doc Martin, all around 20 miles from Dippers.   

Dippers offers a location full of adventurous walks, cycle rides, nature spotting or a place to relax, unwind and enjoy time with family and loved ones.

Entrance

From the parking area (with cycle rack) walk along a gravelled patch through the garden to the terrace and entrance. 

Bedroom 1 

The ground floor bedroom, also with limestone floor, an external door with step down to a side terrace, a king size bed and a 3ft bed with a 3ft truckle bed beneath offering a versatile bedroom set up.

Ensuite 

 The en-suite bathroom/WC with roll top bath, separate cubicle shower, plus infrared switched heated mirrored bathroom cabinet hand basin and heated towel rail.

Garden Room

This stylish cottage provides a ground floor with attractive and practical limestone floor which is warm underfoot, an airy garden room with dual aspect bi-fold doors making the most of the meadow, boulder strewn river and woodland setting.

Living Area

The sitting room has wood burner which sets the scene for cosy nights in with two sofas and a swing armchair with a wall mounted smart TV.

Utility room

The utility room houses the washing machine and tumble dryer.

Staircase 

From the living space a dramatically lit carpeted glass and stainless steel 12 step turning staircase takes you to the first-floor accommodation, with engineered oak flooring and modern column radiators ensuring a cosy and welcoming space.

Kitchen / Dining Room

Well laid out cook's kitchen/dining room where the family can gather round the large kitchen table, relax on the sofa in library corner, chat and make use of the built-in facilities including a wine cooler, dishwasher, American fridge/freezer with ice maker/water cooler, Aga range cooker with a five-ring gas hob, 2 electric ovens and grill and built-in microwave. There is also a Nespresso coffee machine (please bring your own standard bucket shaped pods). 

Bedroom 2 

Master bedroom, with a king size bed. The window overlooks the woodland garden, a pair of internal stained-glass windows commissioned by the owners to celebrate the wildlife river setting (in particular the river nesting of the rare Dipper birds, after which this property is named).

Ensuite

An en-suite shower room WC with a large walk-in low level glazed shower, hand basin with illuminated and magnifying shaving mirror plus infra-red switched heated and mirrored bathroom cabinet and heated towel rail. 

General

  • Built as a renaissance of ancient granite ruins and designed to very high standards with sustainable materials with the environment in mind Dippers has solar panels, underfloor heating and has incorporated locally sourced recycled granite in the construction.
  • Superfast Wi-Fi is available at Dippers via a satellite link, providing internet and email use only, internet speeds in this remote location are variable. 
  • Dippers' sister accommodation is secluded and set to one side of the property, private from Dippers yet close enough for a larger party booking both and making the most of this wonderful location with generous gardens to enjoy.
  •  The owners do have CCTV but it is not recorded. 

 

Dippers is set in a beautifully maintained woodland garden, with a lawn fronting the River Par and a terrace part covered in front of the property to enjoy, listen to the wildlife and the water meander down the river. Given the close location of the river children and pets will need to be supervised. Garden furniture and barbecue provided.

Set only a few miles inland from the sparkling waters of St Austell Bay, this old mining town is now one of Cornwall’s largest. A holiday in St Austell combines the beaches, estuaries and fishing harbours of Cornwall’s gorgeous south coast with a fascinating industrial heritage and several of the county’s most popular attractions.

Of course, one of the main reasons for visiting Cornwall is its many beautiful beaches, and when you book a holiday in St Austell you’ll be spoilt for choice. From snoozing in the sand to swimming in the sheltered waters, Porthpean, Polkerris, Duporth, Par Sands and Carlyon Bay all offer stunning sand and clear, bright turquoise water. The coastline is perfect for watersports, from SUPing and kayaking to sailing and boat trips, and there are several places where you can hire equipment and book lessons.

There’s no better way to explore the stunning surrounding coastline than the South West Coast Path; you can spend every day of your stay in St Austell discovering somewhere new. Follow in Captain Poldark’s footsteps as you stroll around Charlestown’s unspoilt Georgian harbour. Visit the pastel-painted streets of Fowey with its many shops, galleries and waterfront eateries, or watch fishermen land their daily catch in Mevagissey’s colourful harbour before dining in one of the many pubs and restaurants, or indulging in a traditional fish’n’chip takeaway.

Away from the coast, there’s plenty to keep you entertained during your holiday in St Austell, no matter what the weather. St Austell is an important mining town, as it was here where William Cookworthy discovered china clay. It’s hard to miss the towering pits of clay, known as the ‘Cornish Alps’, while the Wheal Martyn China Clay Museum is definitely worth visiting. If you’re fond of real ale, take a tour of St Austell Brewery and enjoy a pint or two of ‘Proper Job’.

The famous tropical rainforest and mediterranean biomes of the Eden Project are just outside St Austell, and are sure to be a holiday highlight. There’s also a cycle and walking route from the town to the Eden Project, following the Clay Trails, and you can hire bikes locally. Also nearby are the beautiful Lost Gardens of Heligan, which were rediscovered and restored after years of being buried under brambles. Today, there are 200 acres to explore, filled with plants, wildlife, secret pathways, ancient woodlands and sculptures, as well as a rare breeds farm.

With everything from beaches, watersports and coastal walks to museums, gardens and industrial heritage, holidays in St Austell have it all.

From the narrow country lane an ungated entrance opens onto a narrow gravel driveway passing Dippers smaller sister cottage, Cider Press, and continues through the woodland garden alongside the pretty River Par opening into the gravelled parking area in front of Dippers - parking for 2 cars.

Eden Project

Perhaps one of Cornwall’s most famous tourist attractions, the Eden Project is an educational charity and social project promoting sustainability.  Once a working china clay pit, it was the brainchild of Tim Smit who also restored the Lost Gardens of Heligan.  Today its an ode to a world of nature, literally, with a Rainforest Biome, Mediterranean Biome, outdoor gardens, England’s longest zip wire, sculptures, kids’ attractions, cafes and restaurants.  They also host seasonal events and exhibitions, making it a wonderful experience for family and friends.  Prices start at £29.50 for adults booking in advance.

Wingz Bird and Animal Sanctuary

The Wingz Bird and Animal Sanctuary was originally built using his own private collection of birds and animals.  A family venture, it opened to the public after 2006, they now have relationships with zoos around the world and are able to benefit from breeding loans and swaps to allow visitors to see both common birds and animals, as well as rare and endangered species.  They also help organisations and individuals like the RSPCA with rehoming and rehabilitation work.  When you visit you can meet or adopt the animals you see, pop into Waffles Coffee Shop for hot food at the weekends and have sandwiches and light bites any day.  There’s free parking, a picnic area, a gift shop and all necessary facilities.  There’s also a dog kennel that’s free of charge for four legged friends while you visit, and prices start at £6.95 for adults and £4.95 for children.  Opening times vary so do check the website for more information.

Popular with families, this idyllic sandy cove offers safe swimming, fantastic watersports and interesting rockpools aswell as tempting beach restaurants.  If you're feeling active there are plenty of  events throughout the year including beach yoga, beach cleans, sailing events, sea swim and stand up paddleboarding events and more.  Hire a paddleboard, learn to sail or simply flop on the sand with a good book, the choice is yours.  Plenty of parking at the main Polkerris carpark just 200yards from the beach.

We really enjoyed the house and the beautiful surroundings. We walked a few times up the valley, exploring the industrial heritage. The viaduct is amazing. The pub in Luxulyan did very good pub meals. I would recommend this part of Cornwall highly.

We had a wonderful stay at Dippers. The property is very special and the owners have put a great deal of thought and effort into providing everything (and more) that you need. Perhaps the website could include more information about what is provided. Just a side note - in the travel instructions the 'what3words' was wrong. The property was the best self-catering property we have ever stayed in. Thanks to the owners for letting us stay in this wonderful property - it was beautifully made, with style and substance, and extremely well equipped. The garden were glorious and the housekeepers and gardeners obviously do a great job. We hope to stay again in the future.

Location = simply STUNNING ! Easy access to anywhere but a lovely hide away when you return . The road down to Dippers is so beautiful but narrow .if you have not been to Cornwall before that how it is Down there , so don't complain about it . All part of the fun . Very good value for May . Cider press look very nice too . All in all .spot on . could not ask fir anything more for a holiday.

The house is utterly beautiful and designed to make the most of its beautiful surroundings. We never ventured far ,gazing at the beautiful nature surroundings was all the entertainment we needed. Tranquil and magical.
