With its elegant decor, tasteful furnishings and sea views, 3 Porthminster Mews creates a wonderful retreat for friends and family in St Ives Bay. Set over two floors, the open plan living/cooking and entertainment area is upstairs, while two en-suite bedrooms are on the ground floor. The master bedroom is furnished with a super king size bed and has sliding doors opening to a Juliet balcony that overlooks the sea. The second bedroom has zip and lock twin beds to offer versatility to families with children of all ages, as well as couples and friends. Light and airy, the living room has its own Juliet balcony, and two comfy sofas from which to enjoy the view. The kitchen includes an island which doubles as a breakfast bar, and there’s a furnished courtyard outside for fresh-air dining.

Located on The Terrace, the property is just a two-minute walk from the heart of St Ives and closer still to the Blue Flag Porthminster Beach and its award-winning café. For those who enjoy a walk, the South West Coast Path from Porthminster Beach to Porthminster Point and on to Carbis Bay, is a must. Guests who fancy a treat have the Harbour Hotel and Spa on the doorstep which offers a range of facilities that include an indoor pool, treatment rooms and a restaurant/bar with outdoor terrace.

This property offers four passes for the Harbour Hotel and Spa in St Ives, which are valid until 4th September 2024. Included in these passes is access anytime, including weekends, 20% off food and drink at Harbour Kitchen, Bar & Terrace, 20% off Spa treatments (Monday to Friday) and 10% off Spa retail products.

The Spa Opening times are 7.00am – 8.00pm (Monday – Sunday)
*Please note that the Spa is closed at 8.00pm so it is recommended guests arrive before 7.30pm*

(Visitors no longer have to book for swimming sessions, however it is recommended that guests book well in advance for treatments/spa packages to avoid disappointment.)

    Security Deposit: We ask our guests for a £100 good housekeeping bond, which is pre-authorised against your card. This is in case there is any damage to the property during your stay. The money is simply reserved (held as a pending transaction) and then released afterwards if there is no damage or additional cleaning. This will be held on the card on file 7 days prior to your arrival.
    Pets: 2 pets allowed, £25 per pet per week, in line with our house rules we do ask that pets are not left alone in the property, do not use the furniture or go in the upstairs/bedroom areas
    Number of steps: 2 external access steps, 1 flight of internal stairs
    Type of heating: Central heating
    Linen & Towels: Bed linen is provided for your stay, however, if you require use of the travel cot you will need to bring your own cot linen. Each guest will be supplied with one hand towel and one bath towel for their stay. (if your holiday is longer than 10 days, please contact the Luxury Coastal team to discuss a mid-stay linen change)
    Wi-Fi: This property offers free Wi-Fi for guests, however, we cannot guarantee the speed and connectivity. Therefore, if you are planning to work during your holiday, we recommend bringing a wifi dongle.
    Smoking: All of our properties are non-smoking and we ask that any party member who smokes, do so off the premises.

Very noisy but a nice place

We found it very very noisy when we had the windows open but the accommodation was exactly as described and had all we needed for our stay. It was very clean and well appointed. It was a bit more of a walk into the town centre than weÂ’d anticipated and as someone with problems with mobility and distance we had to work around that. We love st Ives and had a very enjoyable stay nonetheless

Lovely property. Great location in January. Not sure we would stay there on summer as between the 2 main roads into st Ives. Few niggly things - outside light and kitchen clock didnÂ’t work. You canÂ’t put a plug in sinks in bathrooms so constantly waste water. Settees very low. Found empty food packets in cupboard and strange green ice cubes! Lovely apartment though and would stay there again but out of season.

Great location in St Ives, fabulous views of the beach and sea. Accommodation was good but tired in places. Noisy main road - especially early morning. Spa passes and hotel discount was a welcome addition. Good customer experience. Nearly 5* - just a few tweaks and updates needed.

Great location - will never forget that view main bedroom is beaut the bed is sooo comfy!! Just a shame the fridge didnÂ’t keep items very cold and the en suite to the main bedroom had a bit of a smell to it but apart from that take me back - love St Ives ?? it has a piece of my heart canÂ’t wait to go back!!

Great views but very noisy

Lovely sea view from the living room and master bedroom windows. The apartment is located between two busy roads though, so it is extremely noisy especially when you have the windows open. This was mentioned prior to booking though; but we just didnÂ’t expect the noise to be quite so bad. ItÂ’s probably ok if youÂ’re a couple staying at this property, but not ideal if you have a small child who is sensitive to noise. YouÂ’re also directly opposite the harbour hotel terrace and bar, so it can get noisy with people talking/shouting/music being played until about midnight. The apartment in general was actually quite dirty. Sticky stair rails, dirty pots and pans, clumps of dust in bathroom, brown water stains on bathroom walls/doors, brown stains on bedside tables. There was a food clip on the window sill by the kitchen sink which had spider webs all around it - so clearly it has not been moved for quite some time. There were also old fruit in the fruit bowl and old cartons of milk and food in the fridge which I assume was from the previous occupants. The bed was not comfortable at all. It was two beds joined together to make one king bed. I could also feel every single spring digging into my body. It was a miserable week as I was tired and could not get any decent sleep - combination of uncomfortable bed and also my toddler not being able to sleep due to the noise. The location is convenient, very close to town and actually not too bad a walk with a toddler and being heavily pregnant as well. Having a parking space was convenient, however you have to be careful if you have a car thatÂ’s very low to the ground because you might end up scraping the underside as you join the main road.

The beds you are referring to are zip and links, they are designed to be a king size bed that zips apart in the middle to create single beds if needed. First visit to St Ives

Very nice accommodation in a great location with only one moan , that the property is situated on a busy road front and back , tit does offer the use of the facilities in the Harbour Hotel opposite . We have stayed in several holiday rentals , the letting company left a welcome pack of a pint of milk In the fridge which went off in a couple of days which maybe that the fridge is not working properly .

An enjoyable stay

We spent 10 days here and had an enjoyable stay. We enjoyed having access to the swimming pool for the kids and it was a short walk to the beach and 10-15min walk into St Ives centre. Unfortunately there were a few things that didnÂ’t go so well. We asked for early check in and the manager didnÂ’t get back to us. We also had an issue with the fridge not working properly and we had no response after the initial response from the manager. There was dog hair on the floors and the apartment was close to a reasonably busy road. Despite some negatives we would probably stay again and recommend.
