Old Barn Cottage, sleeping up to seven guests and opposite the public slipway and waters edge, is set alongside the tidal waters of the Yealm estuary between the twin South Devon villages of Noss Mayo and Newton Ferrers, at Bridgend where calm waters lap the banks of the lane only a few feet from the front door of this fabulous property.
Guests will be in for a treat here; Old Barn Cottage, a detached reverse level property, is supremely comfortable, beautifully furnished, and enjoys generous open plan living including huge picture windows overlooking the water. With plenty of space for storing your paddleboards and bicycles, and right opposite a tidal slipway. this much loved cottage has been stylishly transformed to create a warm and welcoming holiday home for up to seven guests.
From here guests can take to the water, appreciate the excellent pubs within walking distance in both villages or enjoy the superb cliff top walks through National Trust woods to the glorious headland that overlooks Wembury Bay and the Mew Stone. Guests can take to the water from immediately opposite (tides permitting), so bring your own dinghy or kayaks and explore this boatman's paradise in the sheltered waters of the estuary.

Family shower room with walk in rainfall shower, Basin, heated towel rail and WC.
Access to the garage and storage area, with washing machine and tumble dryer.
Stairs to first floor:
Spacious open plan living room with beautiful lounge area, huge sofa and large open fireplace, Smart TV with surround sound and sound bar, perfect for those cinema evenings. Digital radio bluetooth speaker, picture windows with window seat, and dressers full of books and games.
Dining table to seat up to eight, adjacent to the stylish and well equipped kitchen with electric range cooker, American style fridge freezer with chilled water and ice dispenser, microwave, dishwasher.
Along the hallway away from the lounge is the Master bedroom, with beautiful 6ft Superking bed, wardrobe with drawers, dual aspect windows and access to the outside deck area, perfect for a morning coffee overlooking the water.
Adjacent is the luxurious bathroom with freestanding bath, walk in rainfall shower, vintage washstand with countertop basin, heated towel rail and WC.
On the ground floor is the utility room with drying area, washing machine and tumble dryer. Ample space for storage of sports equipment, bicycles and paddleboards.
Built into the hillside, the cottage currently provides a small decked area to the side of the property, accessed via steps to the side of the property as well as via a door in the Master bedroom on the first floor. Furnished with picnic bench and stone slab area for your own barbecue.
The garage provides ample space for storage of kayaks etc. there is a hosepipe outside for washing down sandy dogs, children and equipment.
A slipway and landing facilities are opposite the cottage for launching small craft or kayaks and there is easy access to the water 1.5-2 hours either side of high water.
Storage for boats is possible by arrangement in advance with the River Yealm Harbour Master.

Noss Mayo is a pretty riverside village nestled in an Area of Outstanding Natural Beauty on the south coast of Devon, between Salcombe and Plymouth. The village faces neighbouring Newton Ferrers across a beautiful tidal creek in the River Yealm estuary, and is bordered by picturesque woodlands.
Noss Mayo enjoys stunning views over the estuary, and offers a peaceful spot from which to watch varied bird and water life as well as activities on the river. The sheltered harbour, with its colourful sailing dinghies, is well protected from storms in the Channel and makes ideal sailing waters for novices and experienced sailors alike.
Wander past charming waterside cottages, to the Swan Inn for a refreshing beer or to The Ship Inn for fine food. At low tide, cross the causeway to Newton Ferrers for a few shops, a café, and the Dolphin Inn with its ample beer garden looking over the creek. High tide offers the excuse to take the ferry (or paddle or sail!) to secure your fresh croissants from the local Post Office and store.
Walkers will enjoy the half hour stroll or more from Noss Mayo through idyllic woodland to Cellars Beach, located on the South West Coast Path, and from there, up to Gara Point. There are several unspoilt beaches within a short drive, which include family-friendly Wembury, dog-friendly Wonwell, and beautiful beach Mothecombe which is a hidden gem and offers excellent bathing at low tide.
Plymouth is conveniently situated, just 10 miles away, and is well worth visiting for a day trip or two. Highlights include the Hoe, with its iconic lighthouse and spectacular views across the world-famous natural harbour, the National Marine Aquarium, and the vibrant Barbican area with its theatre and a fantastic selection of waterside restaurants, pubs, and bars.
A holiday cottage in Noss Mayo offers a very peaceful base from which to explore stunning coastline, pretty villages and the historic city of Plymouth.
There is ample space on the level private driveway for 2 cars.

On a walk to find the local Co-op, and other shops, we stumbled across this pub by accident, as we knew of the Ship Inn, which we could see from our accommodation, and the Swan, which was on our side of the estuary, two minutes from our accommodation, but The Dolphin was our favourite. It had a a competitively priced varied menu, with a pleasant seating area which led down to the waters edge. The second “Voss”, (purpose built crossing) was located just here, so at low tide you could walk across the estuary, which actually would bring you out to the outside seating area of the Swan!. All in all a lovely venue in a beautiful location.

A pleasant hour or so whilst the grandparents did a spot of babysitting. We were made very welcome and watched the Halloween Quiz taking place with a range of age groups. Good place to go. Nice to see that coffee is available during daytime hours.

We had understood The Swan to be the more modest of the two pubs in Noss Mayo and certainly the outdoor seating area can't compete with The Ship. But when it comes to food...this place knocked spots off the competition. Perfectly cooked fish, crunchy chips, colourful and imaginative salad and delicious home made tartare sauce. Now that's how to do it! Delightful friendly staff too.

This is the place to go if you want to feel part of the community, plus there is the added benefit of its prime location looking down the river. Food is extremely good, and nothing is too much trouble. The chef even came out to discuss my wife's gluten-free requirements to ensure she got what she wanted. It's a first class village pub where you're welcome whether you just want a pint, or a meal!

The Swan has been refurbished to a high standard, food is more basic than The Ship but nonetheless still great, service is a bit slow during busy periods as it’s become popular. Lovely seating outside the pub and down on Pope’s Quay where the kids can go crabbing as you sip on your drink! Dogs welcome inside which is handy.

The Swan Inn is under new management and is a wonderful place to go for a drink and/or food. During our stay we did both. We had a three course meal and all courses were excellent. The staff are friendly, attentive and efficient. My steak came as ordered. The cask ales were well kept. The pub was clean, modern and buzzing with the chatter of our fellow diners / drinkers. First time we have been into this pub and it will not be our last. Would advise to book in advance for Friday or Saturday nights, as it is a popular establishment.

We had very poor service on the evening we went to the Ship. they were busy, but we didn't get the food we ordered and waited 30 minutes for our dessert order to be taken only to leave without - as did other people near to us. We did speak to the Manager about this. We also went for lunch which was good.

Our Tesco delivery man couldn’t find the house so Lisa gave us a Red Cross parcel for breakfast with lots of great food. No charge. Thoroughly brilliant. Lovely garden by the water, slick service from a personable young team, but given this is regarded as more of a gastro-pub, we found the food to be underwhelming. The fish and chips was greasy, the chips underdone and soggy and you really can't charge £16 and serve tartare sauce out of a jar.

However the owners felt a need to take their staff on holiday the week we were there, which is peak holiday time, so it was closed the day after we arrived! A lovely gesture for sure and a sign that this pub has overcome the lockdown dramas in such a short period. Used another village pub instead, which was fantastic.

One of South Devon’s quieter beaches, Mothecombe is a large and unspoiled, privately owned stretch of sand that’s open every day, all year round. Having won an award from the Marine Conservation Society for its clean sea and sand, you can be assured that relaxing here and pottering about in the water is going to be a happy, healthy and pleasant experience for all in this sheltered corner of Devon. For those wanting to try out water sports, Mothecombe offers the ideal conditions for windsurfing, kayaking, body boarding and generally enjoying the water, particularly for beginners as it’s a comparatively gentle environment in which to give it a go. Given its pristine nature, it will probably come as no surprise that dogs are not allowed on the beach in high season, so keep an eye out for signs for more information, but best to steer clear with furry friends from May to September. There is a car park from which you can access the beach down a narrow path, so it’s not ideal for wheelchair users, but is otherwise conveniently close by. There’s also a tea house in the car park for drinks and snacks and there are toilets nearby as well, so pending the tides you can spend a good day here enjoying the natural scenery and all the fun that it brings with it, whether that’s for the whole family, on a romantic afternoon in the summer sun, or simply enjoying the peace and quiet of this less populated park of the coastline.
Lovely little cove, even on a wet day! Car park expensive for short stay - £6 all day and quite a walk to beach, uphill all the way back.

A delightful beach with fabulous views famous from "Penmarric". Accessed via a path from parking in the field (£5). Alternatively via a wider road to the estuary beach. Lots of walking at low tide and even across to the far bank of the estuary, Clearly other people's dogs loved it on their last day off leash (end of April). We were delighted to find the Old School House, now a restaurant and ate outdoors. Expensive for what it was but it appeared to cater for Londoners given the vehicles parked outside!

Roughly one kilometre (20 minutes depending on your pace) from the National Trust car park at Ringmore, and with a selection of footpaths to get to it, Ayrmer Cove is a quiet secluded beach on the South West Coast Path. For anyone on holiday in South Devon it’s a peaceful place to sit and contemplate the natural scenery amongst the shingle, pebbles and rock pools, admiring the cliffs. It makes for a beautiful destination to walk to from Ringmore itself, which is a small village (population 230) with views towards the cove itself as well as Bigbury Bay – it makes for a wonderful holiday cottage destination in South Devon as well as a place to visit as part of your day. Walking to the beach allows you to discover the surrounding woodland, wildlife and history of the area – taking in old smugglers’ routes and hedgerows that have been in situ since the 1800s. It is a little tricky to get to so it’s not ideal for wheelchairs, and there aren’t any toilets or facilities at the beach itself so if you want to stay for a little while don’t forget to take snacks or a picnic if the weather is right. This is all about enjoying the environment that’s such a proud part of the National Trust – it’s everything a holiday in Devon is about, and yes, dogs are permitted all year round and will very much enjoy the walk!

We had a lovely stay at the cottage which was beautifully furnished and very well equipped. The only thing that I would have preferred is a grassed garden area for the dog as walking on the road early mornings you're constantly stopping for vehicles. Beautiful stay ?

The cottage is in a great location, equal distance from Noss Mayo and Newton Ferrers. We loved the view from the sitting room. The ensuite bathroom is quite special. We enjoyed the decking area but we missed the evening sunshine as the sun is only on the decking from mid morning until mid afternoon.

The location was amazing with a lovely view and very easy walk to all three pubs which serve excellent food. The house was warm and very clean and the bed was supremely comfortable with very good quality bed linen. Wow!! What a find! wonderfully positioned at the start of the creek with plenty of parking (amazing for this area!) The cottage is spacious and airy, with a wonderful upstairs open plan living area with a lovely large bay window looking straight out onto the creek and rolling hills beyond with a cozy open fire and HUGE sofas to really relax on!! The cottage is tastefully decorated with all the equipment you would need for a week or two away by the sea We will definitely be back!

Lovely cottage with plenty of space for relaxing and entertaining as a family or with friends. There is a great big open fire in the living room so one can snuggle in the warm whilst watching the water ebb and flow on the creek right below the window. The property has a garage which means that you have secure space to store your bikes, boats, paddle boards etc and somewhere to get changed into and out of wet suits etc. Our bed was really comfy and we definitely slept well after miles of walking around the coastal paths. There are lots of good routes with pubs within a ten minute stroll of the property. It is a excellent base to explore the area and nearby Bigbury-on-sea is a highlight. The village itself has a butcher, a small shop and also a little Coop so if you do arrive empty handed you can easily find provisions.

we had a wonderful stay & the location was perfect. The beds were very comfortable & the living area was relaxing. I think we're all missing sitting in the chair by the window looking out over the estuary. Perfect location for beaches, walks & exploring new places. A few things i would like to bring to your attention regarding the property. 1) the bulb in the lap in the living area had blown 2) the shower room upstairs had plumbing issues & when you took a shower it flooded the bathroom floor as the water couldn't drain away properly. It was also leaking through into the garage. 3) no potato peeler 4) cleaning was poor - under the bed on the first floor & under the rug in the living area was filthy, full of dust, grit & hair. Also, cobwebs around the property. thank you, we will be using Toadhall Cottage again.

We had a wonderful stay at Old Barn Cottage - the house has been newly renovated and we loved the bath, the showers and the big kitchen diner - which has a great view over the river. The surrounding countryside is beautiful - the old carriage drive and south west coast path from Stoke Point is spectacular. There were great pubs a short walk from the house and we particularly enjoyed walking across the little causeway for our meal before the tide covered it. A lovely cottage for watching swans, ducks and a little egret, and the tide washing in and out. I know the villages well, and this was perfectly situated to enjoy all the activity of harbours, the estuary, woods, cliffs, fantastic beaches at Mothecombe and Coastguards.

We had a lovely stay at the cottage which was beautifully furnished and very well equipped. The only thing that I would have preferred is a grassed garden area for the dog as walking on the road early mornings you're constantly stopping for vehicles. Beautiful stay ?

The plan is to transform the natural wilderness which lies behind the house into a safe woodland garden for guests to enjoy and that is ongoing at present, while areas of land are gradually reclaimed. This will enable the property to offer a beautiful natural garden space in time. In the meantime the property has provided a small deck area with outside seating. The cottage is in a great location, equal distance from Noss Mayo and Newton Ferrers. We loved the view from the sitting room. The ensuite bathroom is quite special. We enjoyed the decking area but we missed the evening sunshine as the sun is only on the decking from mid morning until mid afternoon.

The location was amazing with a lovely view and very easy walk to all three pubs which serve excellent food. The house was warm and very clean and the bed was supremely comfortable with very good quality bed linen. The bath was a winner too after very long dog walks we would definitely be happy to stay again.

Wow!! What a find! wonderfully positioned at the start of the creek with plenty of parking (amazing for this area!) The cottage is spacious and airy, with a wonderful upstairs open plan living area with a lovely large bay window looking straight out onto the creek and rolling hills beyond with a cozy open fire and HUGE sofas to really relax on!! The cottage is tastefully decorated with all the equipment you would need for a week or two away by the sea We will definitely be back!

Lovely cottage with plenty of space for relaxing and entertaining as a family or with friends. There is a great big open fire in the living room so one can snuggle in the warm whilst watching the water ebb and flow on the creek right below the window. The property has a garage which means that you have secure space to store your bikes, boats, paddle boards etc and somewhere to get changed into and out of wet suits etc. Our bed was really comfy and we definitely slept well after miles of walking around the coastal paths. There are lots of good routes with pubs within a ten minute stroll of the property. It is a excellent base to explore the area and nearby Bigbury-on-sea is a highlight. The village itself has a butcher, a small shop and also a little Coop so if you do arrive empty handed you can easily find provisions.

we had a wonderful stay & the location was perfect. The beds were very comfortable & the living area was relaxing. I think we're all missing sitting in the chair by the window looking out over the estuary. Perfect location for beaches, walks & exploring new places. A few things i would like to bring to your attention regarding the property. 1) the bulb in the lap in the living area had blown 2) the shower room upstairs had plumbing issues & when you took a shower it flooded the bathroom floor as the water couldn't drain away properly. It was also leaking through into the garage. 3) no potato peeler 4) cleaning was poor - under the bed on the first floor & under the rug in the living area was filthy, full of dust, grit & hair. Also, cobwebs around the property. thank you, we will be using Toadhall Cottage again.

We stayed for a weekend, we had an incredible time in this beautiful location. It’s the perfect place to explore the tidal river and coastline from, great pubs and local shops and then coming back to a really comfortable and beautifully renovated cottage - will definitely return!

We had a wonderful stay at Old Barn Cottage - the house has been newly renovated and we loved the bath, the showers and the big kitchen diner - which has a great view over the river. The surrounding countryside is beautiful - the old carriage drive and south west coast path from Stoke Point is spectacular. There were great pubs a short walk from the house and we particularly enjoyed walking across the little causeway for our meal before the tide covered it. We will definitely be back and we’ll bring the paddleboards next time so we can paddle back from the pub to the house.

On a walk to find the local Co-op, and other shops, we stumbled across this pub by accident, as we knew of the Ship Inn, which we could see from our accommodation, and the Swan, which was on our side of the estuary, two minutes from our accommodation, but The Dolphin was our favourite. It had a a competitively priced varied menu, with a pleasant seating area which led down to the waters edge. The second “Voss”, (purpose built crossing) was located just here, so at low tide you could walk across the estuary, which actually would bring you out to the outside seating area of the Swan!. All in all a lovely venue in a beautiful location.

We had understood The Swan to be the more modest of the two pubs in Noss Mayo and certainly the outdoor seating area can't compete with The Ship. But when it comes to food...this place knocked spots off the competition. Perfectly cooked fish, crunchy chips, colourful and imaginative salad and delicious home made tartare sauce. Now that's how to do it! Delightful friendly staff too.

This is the place to go if you want to feel part of the community, plus there is the added benefit of its prime location looking down the river. Food is extremely good, and nothing is too much trouble. The chef even came out to discuss my wife's gluten-free requirements to ensure she got what she wanted. The Swan has been refurbished to a high standard, food is more basic than The Ship but nonetheless still great, service is a bit slow during busy periods as it’s become popular. Lovely seating outside the pub and down on Pope’s Quay where the kids can go crabbing as you sip on your drink! Dogs welcome inside which is handy.

The Swan Inn is under new management and is a wonderful place to go for a drink and/or food. During our stay we did both. We had a three course meal and all courses were excellent. The staff are friendly, attentive and efficient. My steak came as ordered. The cask ales were well kept. The pub was clean, modern and buzzing with the chatter of our fellow diners / drinkers. First time we have been into this pub and it will not be our last. Would advise to book in advance for Friday or Saturday nights, as it is a popular establishment.

We had very poor service on the evening we went to the Ship. they were busy, but we didn't get the food we ordered and waited 30 minutes for our dessert order to be taken only to leave without - as did other people near to us. We booked a large group with children for an early evening dinner. We were welcomed and made extremely comfortable in the new 'glass house'. Had a lovely Christmas dinner on Christmas Eve 2018 and they even managed to fit us in early evening without an advance reservation so that was very impressive. We ate here three times in the week we stayed in Noss Mayo. The food was delicious and the portions very generous on each visit. The views from the upstairs dining area are to die for. The National Marine Aquarium in Plymouth is the Nation’s largest aquarium as well as being a charity organisation, and as such has an extremely exciting and prevalent role to play in driving marine conservation. Alongside the tourist attraction they run learning programmes for more than 30,000 children each year, have a consultancy branch and host events from weddings to birthdays and corporate functions as well. While you’re on holiday in South Devon, however, you will be more interested to know that this underwater world of discovery has the largest native exhibition in the UK exploring all the fish you have heard of and rarer varieties as well. One of South Devon’s quieter beaches, Mothecombe is a large and unspoiled, privately owned stretch of sand that’s open every day, all year round. Having won an award from the Marine Conservation Society for its clean sea and sand, you can be assured that relaxing here and pottering about in the water is going to be a happy, healthy and pleasant experience for all in this sheltered corner of Devon. For those wanting to try out water sports, Mothecombe offers the ideal conditions for windsurfing, kayaking, body boarding and generally enjoying the water, particularly for beginners as it’s a comparatively gentle environment in which to give it a go. Given its pristine nature, it will probably come as no surprise that dogs are not allowed on the beach in high season, so keep an eye out for signs for more information, but best to steer clear with furry friends from May to September. There is a car park from which you can access the beach down a narrow path, so it’s not ideal for wheelchair users, but is otherwise conveniently close by. There’s also a tea house in the car park for drinks and snacks and there are toilets nearby as well, so pending the tides you can spend a good day here enjoying the natural scenery and all the fun that it brings with it, whether that’s for the whole family, on a romantic afternoon in the summer sun, or simply enjoying the peace and quiet of this less populated park of the coastline.
Lovely little cove, even on a wet day! Car park expensive for short stay - £6 all day and quite a walk to beach, uphill all the way back.

A delightful beach with fabulous views famous from "Penmarric". Accessed via a path from parking in the field (£5). Alternatively via a wider road to the estuary beach. Lots of walking at low tide and even across to the far bank of the estuary, Clearly other people's dogs loved it on their last day off leash (end of April). We were delighted to find the Old School House, now a restaurant and ate outdoors. Expensive for what it was but it appeared to cater for Londoners given the vehicles parked outside!

Turning circle for cars just before the beach but expect to have to reverse back up the access lane to allow cars that are leaving to go back. A nightmare on Bank Holidays - parking almost impossible and expect to have to negotiate very tight spaces.

Roughly one kilometre (20 minutes depending on your pace) from the National Trust car park at Ringmore, and with a selection of footpaths to get to it, Ayrmer Cove is a quiet secluded beach on the South West Coast Path. For anyone on holiday in South Devon it’s a peaceful place to sit and contemplate the natural scenery amongst the shingle, pebbles and rock pools, admiring the cliffs. It makes for a beautiful destination to walk to from Ringmore itself, which is a small village (population 230) with views towards the cove itself as well as Bigbury Bay – it makes for a wonderful holiday cottage destination in South Devon as well as a place to visit as part of your day. Walking to the beach allows you to discover the surrounding woodland, wildlife and history of the area – taking in old smugglers’ routes and hedgerows that have been in situ since the 1800s. It is a little tricky to get to so it’s not ideal for wheelchairs, and there aren’t any toilets or facilities at the beach itself so if you want to stay for a little while don’t forget to take snacks or a picnic if the weather is right. This is all about enjoying the environment that’s such a proud part of the National Trust – it’s everything a holiday in Devon is about, and yes, dogs are permitted all year round and will very much enjoy the walk!
