Situated overlooking the water in this truly beautiful corner of the River Yealm is Harbour Edge, a stunning contemporary three-bed house set within the site of the sensitively restored former River Yealm Hotel, in the popular yachting destination of Newton Ferrers.
Whilst being private and detached, Harbour Edge also benefits from having access to the develeopment’s extensive private woodland, western woodland searing area and private quay with direct foot access to the water and one of the most enviable south facing estuary views in the area. (Permits payable locally if launching paddleboards and kayaks etc)

Harbour Edge can be booked together with 2 The Yealm  which is adjacent, and can be accessed easily when booked together, via a lockable door between the patios, enabling familes to join on the patios or visit their neighbours easily and enjoy the beautiful views over the water together in what is the perfect location for a sundowner.

A short flight of gently rising stone steps leads to the raised entrance hall of Harbour Edge, which situates a raised position overlooking the river.

Stepping into this sumptuous property, designed and beautifully furnished to provide aspirational spaces, built with a palette of zinc, wood and glass, there are floor to ceiling bifold doors which span the full width of the building and open out to bring the fabulous waterside views and natural riverside light flooding into the living space.
The spacious open plan living room has large comfortable sofas, oak floors, Smart TV, views of the water.
Dining table to seat up to eight.
Fully fitted high specification kitchen with dual electric ovens and hob, microwave, dishwasher, large larder fridge freezer, Nespresso coffee machine. Washer dryer located within the hallway utility cupboard.
Cloakroom with basin and WC.

Steps up to first floor:
Master Bedroom with 5ft king size bed, hanging hooks, bedside console tables, room-width floor to ceiling windows with river views.  
En suite shower room, basin, heated towel rail, WC, underfloor heating.

The beautiful bifolding doors peel back to reveal the large terrace overlooking the river, furnished with patio furniture and gas barbecue. 

Within the entrance to the property there is space to store a kayak or two. 

(NB: The kayaks stored and secured at the property are not for guest use)

Below the property next to the water is a private jetty giving foot access to the river, exclusively for use by residents of The Yealm. Small craft (kayaks, paddleboards) are welcome to use the private jetty. It should be noted that the private jetty is tidal and therefore the water access is limited at times.
 
The public pontoon which is just below the Harbour Master Office nearby is significantly less tidal and it is possible to arrange other craft here, with the Harbour Master. 
Please note - harbour fees are payable for all and any craft launched from any location on the river whether it is launched once, or every day. 

 

The tranquil village of Newton Ferrers lies opposite its slightly smaller neighbour, Noss Mayo, on a delightful creek of the beautiful wooded estuary of the Yealm. The Yealm estuary is a haven for artists, bird watchers and yachtsmen with pretty waterside cottages, plentiful wildlife, and sailing vessels of every shape and size creating an idyllic scene for all who visit.

Newton Ferrers has an excellent pub, The Dolphin Inn, with ample beer garden overlooking the creek, café, and Post Office and store where you can pick up your morning croissants. Walking enthusiasts will enjoy exploring the nearby spectacular coastline, particularly Warren Point, where wildlife abounds. The little church of St Werburgh, standing on the cliff at the junction of several of the parish footpaths, has stood on this wild piece of coastline since the 14th century. Alternatively, cross to Noss Mayo, on foot at low tide or via the ferry a high tide, and take the 30-40 minute stroll through exceptionally pretty woodland to the pebble and sand Cellar Beach, which has no dog restrictions. The path is quite steep down to the beach, but it makes a great resting place if you wish to continue along this beautiful stretch of the South West Coast Path up to Gara Point.

Other beaches within a short drive include the family-friendly Wembury, the hidden gem of Mothecombe, and Wonwell which has limited parking and no facilities, but low tide exposes acres of golden sand which is heaven for dogs to race across.

Newton Ferrers is also conveniently close to the maritime city of Plymouth with its lively Barbican area, fascinating National Marine Aquarium, and the iconic Hoe and lighthouse offering fantastic views across one of the most perfect natural harbours in the world.

A holiday cottage in Newton Ferrers provides a tranquil and extremely picturesque base from which to explore the surrounding coastline and the vibrant city of Plymouth.

Immediately below the property is a private parking space for two cars. Here there is also an EV charging point linked to the apartment supply for charging.  (As this is straight off the apartment supply, it is an overnight charging facility not a fast charge.)

  • Parking: Private parking immediately in front of the property for two cars. 
  • EV charging point linked to the apartment supply for charging, located within the parking bay.  As this is straight off the apartment supply, it is an overnight charging facility not a fast charge.
  • Telephone: No telephone, mobile signal is patchy. Signal is often possible by the railings in front of the property. Ultrafast full fibre broadband available.
  • Pets: 1 well behaved dog is welcome (strictly not on furniture or upstairs) Pet charge £30 per dog per week. 
  • Daily Maid Services available -  by arrangement direct with Housekeeper, (subject to availability - please enquire for contact details)

  • Local Facilities:  Beaches at Stoke beach and Cellar beach approximately two miles. South West Coastal Path passes the front door, from which many secluded sandy coves are accessible on foot. Mothecombe beach 3 miles. Excellent Pubs within easy walking distance, including The Dolphin, a characterful country village pub with traditional pub fayre, plus the famous local gastropub The Ship and The Swan, across the water in Noss Mayo and accessible on foot across the estuary via the Voss, an hour either side of low tide or a short drive. Excellent village shop, post office and butcher less than a mile away,  in Newton Ferrers.  Plymouth, 8 miles.
  • Please note: Harbour Dues are charged for every vessel being launched on the river £20 for which users will be given a tag to stick on the vessel.  This is whether it is launched once or every day. Please contact the Harbour Master once there for permits.

Our Tesco delivery man couldn’t find the house so Lisa gave us a Red Cross parcel for breakfast with lots of great food. No charge. Thoroughly brilliant. However the owners felt a need to take their staff on holiday the week we were there, which is peak holiday time, so it was closed the day after we arrived! A great spot for a pint of real ale or glass of wine on the sunny terrace overlooking the River Yealm. Good pub food and excellent hampers can be made up for trips to the beach.

On a walk to find the local Co-op, and other shops, we stumbled across this pub by accident, as we knew of the Ship Inn, which we could see from our accommodation, and the Swan, which was on our side of the estuary, two minutes from our accommodation, but The Dolphin was our favourite. It had a a competitively priced varied menu, with a pleasant seating area which led down to the waters edge. The second “Voss”, (purpose built crossing) was located just here, so at low tide you could walk across the estuary, which actually would bring you out to the outside seating area of the Swan!. All in all a lovely venue in a beautiful location.

We had understood The Swan to be the more modest of the two pubs in Noss Mayo and certainly the outdoor seating area can't compete with The Ship. But when it comes to food...this place knocked spots off the competition. Perfectly cooked fish, crunchy chips, colourful and imaginative salad and delicious home made tartare sauce. Now that's how to do it! Delightful friendly staff too.

This is the place to go if you want to feel part of the community, plus there is the added benefit of its prime location looking down the river. Food is extremely good, and nothing is too much trouble. The chef even came out to discuss my wife's gluten-free requirements to ensure she got what she wanted. The Swan Inn is under new management and is a wonderful place to go for a drink and/or food. During our stay we did both. We had a three course meal and all courses were excellent. The staff are friendly, attentive and efficient. My steak came as ordered. The cask ales were well kept. The pub was clean, modern and buzzing with the chatter of our fellow diners / drinkers. First time we have been into this pub and it will not be our last. Would advise to book in advance for Friday or Saturday nights, as it is a popular establishment.

Surrounded by tranquil gardens and historic parkland, Saltram is a Georgian country house overlooking the River Plym, with views across rolling landscapes and an abundance of green space. The house was home to the Parker family from 1743, and was designed to show their increasingly prominent status – which is partially why it’s filled with paintings by the likes of Sir Joshua Reynolds. Happily, for us however, that has made for a wonderful environment in which to explore history, wander around the rhododendrons and camellias in the garden, and discover seasonal exhibitions, events and activities for the whole family. Prices start at £10.70 for adults and £5.30 for children in peak season, however opening hours and prices vary throughout the year. There is also a £3 charge for the car park.

The National Marine Aquarium in Plymouth is the Nation’s largest aquarium as well as being a charity organisation, and as such has an extremely exciting and prevalent role to play in driving marine conservation. Alongside the tourist attraction they run learning programmes for more than 30,000 children each year, have a consultancy branch and host events from weddings to birthdays and corporate functions as well. While you’re on holiday in South Devon, however, you will be more interested to know that this underwater world of discovery has the largest native exhibition in the UK exploring all the fish you have heard of and rarer varieties as well. In addition to British beauties there’s an Atlantic Ocean tank with large Nurse Sharks, sand tiger sharks and lemon sharks as well as ray and clownfish. One of South Devon’s quieter beaches, Mothecombe is a large and unspoiled, privately owned stretch of sand that’s open every day, all year round. Having won an award from the Marine Conservation Society for its clean sea and sand, you can be assured that relaxing here and pottering about in the water is going to be a happy, healthy and pleasant experience for all in this sheltered corner of Devon. For those wanting to try out water sports, Mothecombe offers the ideal conditions for windsurfing, kayaking, body boarding and generally enjoying the water, particularly for beginners as it’s a comparatively gentle environment in which to give it a go. Given its pristine nature, it will probably come as no surprise that dogs are not allowed on the beach in high season, so keep an eye out for signs for more information, but best to steer clear with furry friends from May to September. There is a car park from which you can access the beach down a narrow path, so it’s not ideal for wheelchair users, but is otherwise conveniently close by. There’s also a tea house in the car park for drinks and snacks and there are toilets nearby as well, so pending the tides you can spend a good day here enjoying the natural scenery and all the fun that it brings with it, whether that’s for the whole family, on a romantic afternoon in the summer sun, or simply enjoying the peace and quiet of this less populated park of the coastline.

A delightful beach with fabulous views famous from "Penmarric". Accessed via a path from parking in the field (£5). Alternatively via a wider road to the estuary beach. Lots of walking at low tide and even across to the far bank of the estuary, Clearly other people's dogs loved it on their last day off leash (end of April). We were delighted to find the Old School House, now a restaurant and ate outdoors. Expensive for what it was but it appeared to cater for Londoners given the vehicles parked outside!

Wonwell Beach

In an Area of Outstanding Natural Beauty, Wonwell is a sandy beach on the east shore of the Erme river which joins Mothecombe at low tide. It affords visitors a large expanse to explore and is accessed via a woodland path from the road which takes about 10 minutes. Alternatively, there is a slipway from the road to the shore of the river and at low tide you can walk along the edge to the beach itself, so make sure you get your timings right to make the most of this one. Parking is limited at Wonwell Beach so keep that in mind when you’re heading over. Road parking allows for around 20 cars depending on their size and there aren’t really any facilities around, although there are toilets nearby. This does mean you need to be prepared if you’re heading there for the best part of the day, but also makes for a very peaceful experience whether it’s lounging about on the sand with a picnic in the summer, or a stroll in the cooler months, simply taking in the atmosphere. Dogs are allowed on the beach all year round so it’s the perfect place to take them for a run around. Something to be careful of – do keep an eye on the tide to avoid getting cut off when it comes in and getting very wet en route back to dry land!

Glorious beach at the mouth of the Erme. Narrow lanes and very limited parking. No toilets, cafes etc - wonderful! Turning circle for cars just before the beach but expect to have to reverse back up the access lane to allow cars that are leaving to go back. A nightmare on Bank Holidays - parking almost impossible and expect to have to negotiate very tight spaces.

Roughly one kilometre (20 minutes depending on your pace) from the National Trust car park at Ringmore, and with a selection of footpaths to get to it, Ayrmer Cove is a quiet secluded beach on the South West Coast Path. For anyone on holiday in South Devon it’s a peaceful place to sit and contemplate the natural scenery amongst the shingle, pebbles and rock pools, admiring the cliffs. It makes for a beautiful destination to walk to from Ringmore itself, which is a small village (population 230) with views towards the cove itself as well as Bigbury Bay – it makes for a wonderful holiday cottage destination in South Devon as well as a place to visit as part of your day. Walking to the beach allows you to discover the surrounding woodland, wildlife and history of the area – taking in old smugglers’ routes and hedgerows that have been in situ since the 1800s. It is a little tricky to get to so it’s not ideal for wheelchairs, and there aren’t any toilets or facilities at the beach itself so if you want to stay for a little while don’t forget to take snacks or a picnic if the weather is right. This is all about enjoying the environment that’s such a proud part of the National Trust – it’s everything a holiday in Devon is about, and yes, dogs are permitted all year round and will very much enjoy the walk!

Standard of furnishings - no wardrobes or drawers in the two double bedrooms meant those staying in those rooms had to live out of suitcases during the stay. It was very disappointing that the main bedroom with the luxurious ensuite (& cupboards!) was only equipped with childrens beds (ie two small singles with 2 more truckles beds underneath) so the adults/parents could not use it! This was the only bedroom with furniture.

The two double bedrooms' clothes hanging arrangements are depictured in the photos on our website and within the descriptions of the property; we are disappointed that this was not noted when selecting a property which met your requirements. The divan beds have drawers underneath and hanging hooks are provided in each bedroom. We had a really lovely stay as we have stayed at this property previously however, we felt the cleanliness of the property wasn’t its usual standard. The last time we stayed we left the property cleaner than when we arrived this time. The bathroom sinks didn’t seem as though they had been cleaned, there were finger prints around the cooker knobs and the hob had markings on it, whether this is wear and tear we weren’t sure. We had to buy extra toilet rolls and there was no hand towel in the downstairs cloakroom (there wasn’t one last time either). There were no tea towels albeit we always take our own. Not all the elements of the toaster work. On the few hot days we had there was no large brolly as the photo suggests, all of the outdoor plants have died because no one could be bothered to water or look after them. We watered them last time. Thank you

Not as a negative as we were informed prior to our stay, but the bedroom window needs replacing, and the parasol is broken and needs replacing. All communications with Toad Hall on those 2 issues were dealt with promptly and professionally. We would definitely stay here again, and use Toad Hall again
